Longtime HGTV star Tarek El Moussa appears to live a pretty lavish lifestyle, from driving fancy cars to frequent travels with his wife and his “The Flipping El Moussas” co-star Heather Rae El Moussa. It’s no wonder, given how much income he’s pulling in each month just on his real estate investments in Southern California, where his family lives in Orange County.
On April 21, 2025, El Moussa revealed on the “Trading Secrets” podcast with Jason Tartick that, on average, his real estate dealings in that area alone deliver $675,000 in income per month, according to Us Weekly’s calculations. And he explained how he’s about to sell one of four houses he bought in Tampa for a $250,000 profit.
The “Flipping 101” star said he hopes sharing that kind of information empowers others to recognize that making a significant income doesn’t require a college degree or inside connections.

As El Moussa talked to Tartrick about all he’s learned about flipping houses since 2010, he said he’s negotiated over 1,000 flips and wholesale real estate deals across the U.S.
“Right now, we are probably averaging in Southern California about 15 transactions a month, and we’re wholesaling,” he explained. “(With) those 15 transactions, our average profit per deal, I think, comes in at about $45,000.”
Simple math reveals those deals alone deliver $675,000 in profit, and El Moussa has invested in many other areas of the country. El Moussa talked about a recent trip to Tampa during which he purchased four homes he found on Zillow, and flipped them for a huge profit.
“I pulled up Tampa homes and one by one I looked at the pictures and the description,” he explained to Tartrick. “I said, ‘Which houses look bad and which description says it’s been flooded? They’re looking for a cash sale. And one by one, for 30 minutes, I made phone calls. I think it was the fourth or fifth call I made, it was to a lady named Kristen. The house was listed at $789,000. I ended up buying that house for $662,000.”
“And here’s what happened,” El Moussa continued. “She sold me two other houses that same day. And then I kept making calls, I ended up getting a fourth house. So within 30 minutes, I generated four different properties.”
El Moussa said his team made $120,000 worth of renovations on the $662,000 house and told Tartrick, “We just put on the market a few days ago for $1.2 million. We’re looking at an estimated profit of $250,000 and that was one out of the four houses that I found in 30 minutes of making phone calls. And people say, ‘Well how do you do that?’ Well, you gotta learn. Well, how do you learn? I have content all over the internet — you can literally go on Chat GPT and say, ‘What would Tarek do?'”

El Moussa insists almost anyone who’s focused enough can make significant money as a real estate investor, no matter their background.
“Making money is different than being educated,” he told Tartrick. “That’s where people get confused. You can be really good at making money but no education, or you can be highly, highly educated but not good at making money because those are two different things.”
The dad of three frequently promotes his business, TEM Capital, and training programs on social media, including in a video he posted on April 7.
